Reading the market response
How much showing activity was there, and when? Steady early interest that faded tells a different story than very little interest from the start.
What did buyers say? Showing feedback often points to something specific: price relative to other homes, condition, layout, location, or access for showings.
What did buyers choose instead? Homes that went under contract in your price range during the same weeks are usually the clearest benchmark. You can see recent area sales at livinginflorida.site/sold-listing.
Your options from here
- Sell again with a fresh plan built on current competition and your priorities.
- Wait, then decide. A break is a perfectly good choice.
- Rent the home, after checking rent levels, insurance, HOA rules and costs.
- Stay.
- Sell it yourself. See the companion guide, Selling Your Home Yourself.
Florida paperwork that helps any sale
Roof age and permits, a wind mitigation report, a 4-point inspection for older homes, flood zone and elevation certificate, insurance details, permits for improvements, HOA documents, and in Cape Coral, utility assessment status. The free checklist above lists them all.
A second set of eyes, if it helps
I'll put together a short, no-cost overview of the homes that competed with yours and what has sold nearby, and walk you through what it may mean, by phone or email. No expectation that you list with me.
