What I collect

Information you give me

When you request a guide or worksheet, subscribe to market updates, or contact me, you may give me your email address, and — if you choose to include them — your name, phone number, or details about a property or your situation. The opt-in forms on this site ask only for an email address. Anything else is information you volunteer, and you can use this site without giving me anything at all.

Information collected automatically

Like most websites, this one may collect non-identifying technical information when you visit: browser type, device type, operating system, referring page, and general usage data. This is not tied to your identity and I use it only to understand which content is useful.

Cookies

This site and the services embedded in it may use cookies. You can set your browser to refuse cookies or alert you when they are sent; some parts of the site may not work properly if you do.

How I use it

• To send you the specific guide, worksheet or information you requested.
• To send occasional Cape Coral and Southwest Florida market updates, if you opted in.
• To answer your questions and help with a property search, sale, or financing question.
• To understand which content is useful so I can make better content.

I do not use your information for automated decision-making, and I do not build advertising profiles from it.

Email, calls and texts

Email. Opting in means I may email you. Every email includes a working unsubscribe link and a physical mailing address. Unsubscribe at any time and you will stop hearing from me.

Text messages. Under the Telephone Consumer Protection Act, sending you marketing text messages requires separate express written consent. I have not asked for that consent and I will not text you from information you give me through this site. If you text me first, I will reply — that is you starting the conversation, not me.

Phone calls. I will not cold-call you because you downloaded a worksheet. If you send me a property question or ask me to call, I will.

Who I share it with

I do not sell, rent or trade your personal information to anyone.

I use third-party service providers to run this site and deliver email. They can access your information only to do that work for me:

• Form and email delivery providers — to collect opt-ins and send you what you requested.
• Website hosting and analytics providers — to serve this site and report on general usage.

I may also disclose information where I am legally required to, where it is necessary to complete a real estate or lending transaction you have asked me to work on, or to protect legal rights. Real estate and mortgage transactions involve other parties — brokerages, lenders, title companies, inspectors — and information you provide for a transaction will be shared with them as the transaction requires.

How long I keep it

I keep your information for as long as it is needed for the purpose you gave it to me, or as long as required by law. Florida real estate and mortgage recordkeeping rules require transaction records to be retained for set periods, and those rules take precedence over a deletion request for transaction files. Marketing contacts who unsubscribe are removed from active mailing.

Your rights

Unsubscribe. Use the link in any email, or email me and I will remove you.

Access and correction. Ask me what I hold about you, and I will tell you and correct anything wrong.

Deletion. Ask me to delete your personal information and I will, and I will direct my service providers to do the same — unless I am required to keep it to complete a transaction you asked for, to comply with a legal or regulatory obligation, to detect or prevent fraud, or to establish or defend a legal claim.

California residents. California Civil Code Section 1798.83 lets California residents request, once a year and free of charge, information about personal information disclosed to third parties for direct marketing purposes. I do not disclose personal information to third parties for their direct marketing purposes. If you want that confirmed in writing, email me.

Security

I use appropriate technical and organizational measures to protect your information, and information sent through this site is transmitted over an encrypted connection. No transmission over the internet can be guaranteed completely secure, and while I take protecting your information seriously, I cannot guarantee absolute security.

Other websites

This site may link to other websites, including MLS search tools, the City of Cape Coral, Lee County, and brokerage sites. I do not control those sites and I am not responsible for their privacy practices. Their policies govern your use of them.

Children

This site is not directed at children and I do not knowingly collect personal information from anyone under thirteen. If you are under thirteen, please ask a parent or guardian before using this site. If you believe a child has given me information, email me and I will delete it.

Changes to this policy

I may update this policy. When I do, I will change the date at the top of this page. Your continued use of the site after a change means you accept it.
