Why an average is useless here

Four sources, four different numbers, all published for the same city in the same year. They disagree because they assume different dwelling coverage, different roof ages, different construction — and because some include flood and most don’t.

None of them know your house. Roof age, wind mitigation, elevation and distance to open water do most of the work, and they vary enormously street to street.

So this worksheet doesn’t hand you a number. It hands you the lines to fill in, ranges to sanity-check against, and the questions that get you real quotes — before you’re emotionally committed to a house.
