Estero neighbourhoods, honestly

Estero has only been a village since 31 December 2014 — younger as a municipality than most of the communities inside it. It sits between Fort Myers and Bonita Springs, it is largely gated and club-structured, and the spring-fed Estero River runs west through it into Estero Bay.

Here the community matters more than the town. The useful question is not "which area is best." It is "which club structure do I want, and how much of the cost is bundled into the house."

Four shapes of living

Almost every Estero buyer I work with lands in one of these. The difference between them is less about the houses and more about what you are signing up to pay for every year.

The multi-village one The Brooks

Roughly 2,500 acres off Coconut Road just east of US-41, organised as five villages — Shadow Wood, Spring Run, Copperleaf, Lighthouse Bay and Pebble Pointe — with four golf courses between them. Golf is structured village by village: bundled in Spring Run and Copperleaf, optional in Shadow Wood, and absent in Lighthouse Bay and Pebble Pointe. Residents qualify for The Commons Club, which includes a beach club on Little Hickory Island. Two homes a mile apart here can carry very different annual costs.

The optional-golf club Grandezza

A gated club community off Ben Hill Griffin Parkway near I-75, opened in 2001 around an 18-hole course. Golf membership is optional — with its own initiation fee and annual dues — and is open to non-residents too. Housing runs from single-family homes through villas and carriage homes to condominiums. If you want the club setting without paying for golf you will not play, this is the structure to understand.

The new-construction one Verdana Village

Announced in 2021 by Cameratta, Lennar and Pulte, south of Corkscrew Road and east of I-75: about 2,400 single-family homes, roughly 1,200 acres of preserve and 31 lakes, with natural gas service and a sports complex. The published fee sheet shows staffed access control, a master HOA, an amenity fee and a CDD assessment. The CDD line is the one buyers from out of state most often miss.

The river-and-bay one Estero River side

West of US-41 is Estero's boating side. Pelican Sound is a bundled-golf community of about 1,300 units between US-41 and Estero Bay, with 27 holes, river access and a boat launch. West Bay Club has a members-only river park on the Estero River with a private launch toward Estero Bay. Read the water section below before assuming either one suits your boat.

Buyers also ask me about Wildcat Run, Estero Country Club, Miromar Lakes, Corkscrew Shores, Bella Terra and the rest of the Corkscrew Road corridor. The water here is shallow — by design

Estero Bay became Florida's first aquatic preserve in 1966. It is a shallow estuary: depth outside the marked channels is limited, seagrass prop-scarring is a real concern, and parts of it are Critical Wildlife Areas where entry is restricted. The Estero River, about 6.4 miles long, runs east to west into it.

That makes Estero excellent for kayaks, paddleboards and shallow-draft boats — and a poor place to assume a deep-draft boat will work. The verification is worth doing properly:

Flood and elevation vary by parcel, not by neighbourhood

This is the part where neighbourhood-level generalisation does the most damage. Two houses on the same street can carry very different flood exposure, very different insurance, and very different rules about what you are allowed to do after damage.

So do not ask whether an area floods. Ask, for the specific address:

  1. What is the FEMA flood zone?
  2. Does an elevation certificate exist, and what is its date?
  3. What is the lowest floor elevation against the base flood elevation?
  4. Have there been prior claims on the property?
  5. What does a real flood quote come back at — not an estimate, a quote?
  6. How would the 50% substantial-improvement rule apply to this specific property?
Estero specifics

The Village participates in FEMA's Community Rating System at Class 6, which gives a 20% discount on NFIP flood premiums. FEMA moved to downgrade that rating in 2024 and reversed the decision in November 2024. The Village holds elevation certificates for buildings permitted since May 2016 — ask for it by address.

Why the last one matters

If a home takes substantial damage, rebuilding may have to meet base flood elevation plus freeboard. On an older, lower home that can turn a repair into a rebuild. Ask the local authority how the rule applies before you buy, not after.

Common questions

Is Estero its own city?

Yes. The Village of Estero was incorporated on 31 December 2014, after residents approved it in a November 2014 referendum. It is in Lee County, between Fort Myers and Bonita Springs.

What are the main communities in Estero?

The ones buyers ask about most are The Brooks (five villages off Coconut Road, including Shadow Wood, Spring Run and Copperleaf), Grandezza (a gated club community with optional golf), Verdana Village (2020s new construction off Corkscrew Road) and the Estero River side west of US-41, including Pelican Sound and West Bay Club.

Does golf come with the house in Estero?

It depends entirely on the community. Golf is bundled in Spring Run, Copperleaf and Pelican Sound, optional in Shadow Wood and Grandezza, and absent in some villages altogether. Bundled means you pay for it whether you play or not, so confirm the structure before you compare prices.

What is a CDD and does it apply in Estero?

A Community Development District is a special district that finances infrastructure and charges an annual assessment on top of HOA dues and property tax. It is common in newer Florida communities — Verdana Village's published fee sheet includes one. Ask for the current amount and how long the debt portion runs.

Can I keep a boat in Estero?

Yes, via the Estero River into Estero Bay — but the bay is a shallow aquatic preserve where shallow-draft boats are the realistic choice. Verify the route, the controlling depth and any bridges for the specific property.

How far is Estero from the airport?

Southwest Florida International Airport (RSW) is less than five miles north of the village.
